Getting direct mail targeting right for a field-services business where every marketing dollar counts
Meadowcraft's ideal customer owns open land, 5 or more acres with low tree cover, within a defined service area in upstate New York. That profile is knowable from public records, but invisible without the right tools.
Direct mail was the right channel for this business: the customer base is geographically bounded, the service has high average contract value, and a targeted physical mailer stands out in a category where most competitors aren't running sophisticated outreach. Getting the targeting right matters when the budget is limited. We built the tool to make the list as precise as possible before spending a dollar on print.
A Python pipeline that pulled parcel records from NYS GIS across three counties, applied NLCD satellite land cover data to filter parcels by open acreage and tree cover density, and cross-referenced tax mailing addresses to produce a tiered prospect list.
8,517 qualified landowner prospects identified and scored for outreach likelihood. The output is a direct mail list, ready to send.
The direct mail campaign is in progress. Results are not yet in. When they come back, we will know which tiers performed and the next campaign will be sharper.
This approach, choosing the channel based on the business type and building precision into the targeting before spending on production, is the kind of work that compounds. The list is an asset.
